Terms of Service

Draft pending legal review. These terms describe how Dumeau works accurately, but they have not yet been reviewed by a lawyer and are not in force. They will be finalized before Dumeau takes on paying members.

The agreement

These terms are an agreement between you and Dumeau Home Management Inc.(“Dumeau”, “we”), an Alberta company based in St. Albert, Alberta. By starting a Dumeau membership or using the member portal, you agree to them. Our Privacy Policy explains how we handle your information and forms part of this agreement.

What Dumeau is — and what it isn't

Dumeau is a home-management membership. We track your home's systems, plan its maintenance, coordinate qualified trade partners to do the work, and keep the records — one accountable relationship for the care of your home.

To be equally clear about what we are not:

  • We do not perform the trade work. Repairs, installations, and maintenance are performed by independent trade partners — separate businesses responsible for their own workmanship, licensing, and insurance. We vet partners, require compliance documentation, and hold them to a standard, but they are not our employees.
  • We do not perform home inspections. Home inspection is a licensed activity in Alberta and Dumeau does not hold itself out as providing it. Where a membership includes an inspection, it is performed by an independent licensed third-party inspector, and our records will say so explicitly.
  • We are not an emergency service.For a fire, gas leak, flood in progress, or any threat to life or safety, call 911 or your utility's emergency line first — never wait for us.
  • We are not property management. We serve owner-occupied homes and do not manage tenants or rentals.

Membership and fees

Memberships are offered in tiers (currently Coordinator, Manager, and Director) that differ in how much of the work Dumeau takes on for you. Current pricing is published on the memberships page. Prices are in Canadian dollars, exclude applicable taxes, and do not include third-party partner costs.

We may change membership pricing with at least 30 days' written notice; changes take effect at your next billing period after the notice, never retroactively. You can change tiers or cancel at any time (see below).

Service work, quotes, and approvals

Chargeable work at your home happens only with your approval: we obtain bids, prepare a quote, and the price you approve is the price you are billed. If the final cost ever differs from the quote, your bill will say why. Approved work, your membership fee, and nothing else appear on one consolidated bill from Dumeau — trade partners never invoice you directly for coordinated work.

Workmanship and any warranty on completed work are provided by the trade partner that performed it. We keep the records, chase the follow-ups, and make sure problems get dealt with — if something about a completed job isn't right, report it through your portal and we take it from there.

Payment

Bills are payable in Canadian dollars by credit card or Canadian pre-authorized debit (PAD), processed by our payment provider — your card and bank details are entered with them directly and never stored by Dumeau.

If you pay by pre-authorized debit, you agree to the PAD mandate presented at checkout, which authorizes debits from your account when invoices are issued for your membership and approved service work (a “sporadic” PAD under Payments Canada rules — each payment is one you initiate). Bank debits take roughly 2–3 business days to settle; a debit your bank later refuses (for example, insufficient funds) leaves the amount owing, and we'll tell you right away so you can pay another way. You may cancel a PAD agreement with us at any time; contact your bank for its cancellation and recourse rules, including the right to reimbursement for debits that don't match the agreement.

Amounts remaining unpaid past their due date may result in paused service until the balance is settled. We'll always remind you before it comes to that.

Your part

  • Give us accurate information about your home, and keep your account details current.
  • Arrange access on service days. For your security we never collect or store gate, alarm, or entry codes — day-of access is coordinated directly between you and the assigned partner in the job chat.
  • Maintain your own homeowner's insurance. A Dumeau membership complements it and never replaces it.
  • Keep your login credentials to yourself; you are responsible for activity under your account.

Cancellation

You may end your membership at any time by telling us. Outstanding charges and already-booked work are settled or completed first, then billing stops — there is no cancellation fee and no lock-in beyond the current billing period. Your home's records are retained (see the Privacy Policy) so its history is intact if you return, and reactivating later is always possible.

We may end a membership with 30 days' notice, or immediately for non-payment or abuse of our staff or partners. If we end it, we refund any prepaid period we won't deliver.

Liability

We stand behind our coordination: planning, scheduling, record-keeping, and honest communication. To the extent the law allows, Dumeau's total liability for any claim connected to the service is limited to the membership fees you paid in the twelve months before the claim arose; we are not liable for the acts or omissions of independent trade partners (whose own insurance and warranties apply), for pre-existing conditions of your home, or for indirect or consequential losses. Nothing in these terms limits liability that cannot be limited under Alberta law, and nothing in them excludes the consumer protections of the Alberta Consumer Protection Act.

General

These terms are governed by the laws of Alberta and the federal laws of Canada that apply there, and any dispute belongs to the courts of Alberta. If we change these terms in a way that matters, we will notify members by email at least 30 days before the change takes effect; continuing to use the service after that is acceptance. If any part of these terms is found unenforceable, the rest stands.
